Certified to Serve I’m proud to announce that I have earned the Certified Senior Advisor (CSA) designation.  This credential enhances my ability to guide and support seniors and their families with trusted expertise in  real estate. I’m now a member of the COMPASS PLUS community,  a Nationwide Network of Realtors to support each other and their clients. Rates The Fed cut its benchmark rate by .25% on Wednesday and more cuts are currently expected by the end of the year, though much depends on future jobs and inflation data.  The weekly average 30-year rate published by Freddie Mac declined again, but the daily average rate published by Mortgage News Daily has risen. 24% since the rate cut was announced.  Last year in September 2024, when the Fed first cut its benchmark rate since 2022, mortgage rates also increased (dramatically). See chart below. But it’s far too soon to predict how this will all play out in coming weeks and months.  Attention Landlords I wrote about this in the past, worth mentioning again, starting mid this year, Landlords must take photos of the unit immediately after regaining possession (i.e. after a tenant moves out), before any cleaning or repairs. Also immediately after any repairs/cleaning. Must provide these together with the itemized list of deductions from the deposit and written explanation of costs.
